is a charming neighborhood in Northeast Los Angeles, tucked in between the hills of Mt Washington, Highland Park, and Eagle Rock. A neighborhood with a rich history of rail and baking factories, Glassell Park has been experiencing gentrification from trendy hipsters and middle-class families who have moved from nearby Silver Lake and Los Feliz attracted to the abundance of craftsman homes, breathing room, and relatively lowers Glassell Park Real Estate prices. The Location

Glassell Park’s real estate is bordered on the north by Glendale, Eagle Rock on the northeast and east, by Mount Washington on the southeast, on the south and southwest by Elysian Valley and Atwater Village on the west. San Fernando Road is the main thoroughfare, which traverses along the entire southwest. This stretch is primarily lined with muffler and auto repair shops and factories. Take a turn and travel north to get into the windy roads that lead into the hilly neighborhood. York Boulevard is another main street which has experienced new commercial and pop-up shop activity in the last few years, in addition to Fletcher Drive; one cannot forget Eagle Rock Boulevard (although still pretty quiet at this end).

The Community

Latino, whites and Filipino mostly purchased Glassell Park real estate. A rise in population dramatically impacted the relatively hilly neighborhood by the housing boom of the early 2000s. Most of the population lives in rental housing. Inexpensive prices and historic homes have attracted middle-class residents.

One could say that the introduction of the Rio de Los Angeles State Park breathed new life into the area and is the crown jewel of the community and the struggle to revitalize the river. The park provides numerous activities for the bustling neighborhood, and an afternoon stroll here offers a sense of community pride – football (because that’s exactly how you say it around here) leagues of all ages, packed children’s playgrounds, ice cream vendors, moms with strollers walking along the river path, and locals simply enjoying the view under a shading tree.

Glassell Park’s many parks and open spaces offer outdoor activities and a quiet reprieve from the big city. Rio de Los Angeles State Park is a stone’s throw away and features sports fields, picnic tables, and restored wetlands, with many native plants and wildlife. Paths along the Los Angeles River are popular for running, biking, fishing, and bird watching. You can spot along the river, herons, mallards, Canadian geese and pelicans. Canoeing and kayaking is open in Glendale Narrows.The Glassell Park Recreation Center offers music, dance, tennis, and also soccer classes to kids and adults.

Market Overview

Today Glassell Park’s real estate is on the rise. The “Glassellland” sign best represents it’s resurgence. This is a throwback to the Hollywood sign, as well as the diverse neighborhood’s community pride. The abundance of historic homes at a relatively low cost has attracted artists and other creatives, as well as young middle-class families. Gorgeous Craftsman and mid-century-modern-style homes sprinkle the hills of Glassell Park, providing awe-inspiring views in every direction. Many small factories sprang up around the old railroad tracks. Some have been re purposed, often as recording studios, art spaces, and various art workshops.
